Asset Management, Leasing, Property Management & Storey
The Real Estate department brings together the functions of Asset Management, Leasing, Property Management & Storey across the British Land portfolio, integrating the offices & retail sectors. The team’s key roles include owning & managing relationships with our existing and target customers, developing & controlling asset-level strategies & P&Ls, sales & negotiation and managing all the operational aspects of our properties on-site.
The Leasing Team are focused on identifying and engaging with prospective new customers, as well as supporting existing customers in their growth within the portfolio, and lead on negotiating financial terms and legal documentation to execute transactions. The team collaborate with several teams across our business, such as Marketing, Development, Asset Management and Property Management, to develop and execute business plans for our assets, including developing the strategic tenant mix and shaping our new developments and refurbishments. As the principal customer facing team in the business, we are responsible for ensuring that our product continues to evolve to anticipate our customer’s future needs.
The Asset Management team's primary role is the active management of our diverse property portfolio and maximising sustainable returns for our investors and other stakeholders. An essential part of this is building strong relationships with our customers, helping us identify their evolving needs. The team also co-ordinate effectively with a number of other teams across the business to achieve its goals, including; Development, Leasing and Property Management. This approach ensures our property portfolio remains relevant to our customers, whilst driving income and value, helping us achieve the company's goal to create long term spaces that improve the lives of people as they work, shop, live and play at our places.
We have unrivalled experience in operational and facilities management, building systems and surveying. These come together within our Property Management team who focus on the delivery of service excellence and value for money to delight our customers and communities every day – truly delivering Place People Prefer. Our team is made up of three specialist areas covering offices, retail and residential portfolios namely Property Services, Asset Operations and Management Surveying, all working closely together, along with our carefully selected service partners, and in collaboration with other colleagues across British Land.
Storey places are built around our customers’ needs, their space is designed with their business in mind. Our places are a mix of private offices and shared spaces. This enables our customers to personalise their office but continue to have access to shared facilities and services. Our team philosophy is at the heart what we do, from engaging with customers to making decisions. Our ethos is to make things simple, growing a company is complicated enough. We make everyone feel part of the community, it is important to us that we get to know each other and that everyone feels they have a voice. Development management, Planning, Delivery, Community & Sustainability and works across all use sectors
The Development team take some of the UK’s most ambitious and innovative placemaking projects from the drawing board to reality, creating exciting new buildings and places or re-imagining existing assets. Working closely with everyone from architects to construction partners to prospective customers, collaborating with our internal experts to produce truly exceptional spaces. The department includes a variety of disciplines including Development management, Planning, Delivery, Community & Sustainability and works across all use sectors. We also have a dedicated team working on our major Canada Water regeneration project.
The Community Team drives the social element of our Sustainability Strategy, ensuring our business and places can make a positive contribution locally, and that our places are valued by the wider communities in which they exist. Our team is made up of three distinct but linked strands. These are Community Investment - responsible for our corporate programmes, relationships, governance and reporting; Community in Development - covering all aspects from public engagement to skills at end use throughout planning and construction; and Community at our Places – running our site programmes and connecting our customers and our places with our wider communities.
The sustainability team is spread across corporate affairs and the development departments, but in truth it encompasses the whole business as everyone has a sustainability objective. We are responsible for reducing carbon from all of our operations and developments and meeting our social commitments so that our places are sustainable for people and the environment. We report on our progress and liaise with all teams to meet group sustainability targets and reduce our exposure to climate change and invest in sustainable communities.
Tax, credit control and billing to transaction and investments support as well as Treasury, & Elevate
The finance team support the business in a range of different ways from accounting, tax, credit control and billing to transaction and investments support. The department also includes Treasury, who manage the financing of the business, Elevate who are responsible for the upgrade of systems across British Land and Investor Relations who manage the interaction with our shareholders. We have a broad range of skills, experience and disciplines within the team, meaning we can support and engage with other parts of our business as effective partners.
The Investment Team is responsible for the sourcing, acquisition and disposal of assets for British Land in line with the strategic goals for the business. In addition, the investment team acts as a key interface between the company and commercial property market, which includes property advisors, other property investors and potential joint venture partners.
Procurement are a specialist team who work collaboratively with internal business experts to deliver great commercial arrangements to meet the needs of the business. Procurement and Supplier Management involves buying the goods and services that enable our organisation to operate in a profitable and ethical manner. We strive to achieve the below 3 C's...

Property Finance and Analysis provides an interface between Finance and the rest of the business; supporting development, investment and leasing activity, valuations, external reporting and corporate forecasting. Our department us made up of three teams; Property and Portfolio Analysis, Business Partnering and Financial Performance & Analysis.
Brand, Digital, Communications & More
Comprised of trusted experts in brand, digital, communications and more, the marketing team focuses on customer needs and aspirations to deliver authentic messages and experiences. We identify areas of opportunity to attract more people and businesses and support leasing activity.
Drawing on customer insight, the marketing team also create meaningful campaigns and activities that inspire and engage those who work, shop, live and spend time in our places.
Employee Relations, Reward, Talent Acquisition, and Learning & Development
The HR team supports our expert people and the business to ensure our Company goals are met. The team focuses on the needs of the business by making the workplace a place people prefer. Just like our customers we believe our employees deserve the best, which is why we are committed to investing, developing and attracting talent. Our current department is made up of 5 critical teams; Employee Relations, Reward, Talent Acquisition, Learning & Development and Internal Communications.

The strategy team works collaboratively across the business to develop the strategy, to present this to the CEO, Board and wider British Land community and to execute it to deliver positive outcomes. The team typically works on a project basis and focusses on the bigger picture and a range of timescales.
Business & Digital Applications, Architecture & Infrastructure, Service Desk, Information Security & Project Teams
The Group Technology team enable our people through technology to support them to do their best work and provides our customers with an environment and experience which has digital placemaking at it’s heart. We pride ourselves on our flexibility to support the changing needs of our teams & customers.
We have a core team and multiple project teams working around the business to roll out new technologies and support other disciplines in the business delivering the technical elements of any project. Our department is made up of Business & Digital Applications, Architecture & Infrastructure, Service Desk, Information Security & Project Teams.
Legal & Secretariat, Data Privacy and Informational Governance
The Legal and Secretariat function comprises three distinct teams and is headed by the General Counsel & Company Secretary. The Legal team helps the business to asses and manage legal risk by providing legal advice across a broad range of topics. It also manages the relationship with the external law firms used by British Land. The Data Privacy and Information Governance Team works with the business on compliance with data protection legislation, most notably the General Data Protection Regulation, and promotes good information management. The Secretariat team advises on the legal, regulatory and governance obligations British Land has as a listed public company and in respect of the c.600 companies that make up the British Land Group. It co-ordinates stock exchange announcements and shareholder events such as the AGM and is responsible for facilitating Board and Executive Committee meetings.
Development, Planning, Asset Management & Community Engagement
The Canada Water team is responsible for the delivery of a new town centre for London. In partnership with Southwark Council, this 5m sqft mixed-use development will include a range of different uses creating up to 20,000 new jobs and circa 3000 new homes. The team comprises a range of skillsets including development, planning, asset management & community engagement, whilst working with the rest of the BL family creating a place people prefer.
